Definitions
- VAT: This means Value Added Tax, which is a tax set by the Federal Tax Authority under the Federal Decree-Law No. (8) of 2017. The rate is 5%.
- DTCM: This stands for The Department of Tourism and Commerce Marketing of Dubai.
- DED: This means the Department of Economic Development in Dubai.
- TDF: This stands for Tourism Dirham Fee, which is set by DTCM as per Executive Council Resolution No. (2) of 2014. It applies to the Emirate of Dubai.
- PSC: This means Property Service Charge, which is 15%.
1. Residential Community
Guests and their visitors must understand that all our Holiday Homes are in family-friendly residential communities. These are not for business or commercial use. Guests and visitors should behave in a way that fits a family environment.
- Respect the property, its amenities, and neighbors.
- Avoid any inappropriate or uncivilized behavior.
- Do not conduct any illegal or commercial activities in the property or its premises during your stay.
2. Guests & Visitors
- All guests and visitors must be registered with the Operator at least 24 hours in advance. Valid IDs must be shown to the Operator and community security/reception. Without this, access may be delayed or denied.
- Guests and visitors must follow the House Rules and Community Regulations set by security services.
- Children under 14 must be supervised in all recreation areas.
- Guests are responsible for their visitors’ behavior and must ensure visitors follow these rules.
- The maximum number of visitors allowed is:
- One adult and one child under 14 per bedroom, with no more than six visitors total. Exceptions require approval from the building or community management and the Licensee.
- For the entire unit:
- Two adults and two children under 14 per master bedroom or studio.
- Two adults and one child under 14 per additional bedroom.
- One person per domestic worker or guard.
- Visitors are only allowed between 8:00 AM and 10:00 PM.
- Visitors cannot stay in the Holiday Home between 12:00 AM (midnight) and 8:00 AM.
- Access to community facilities like the pool, gym, or spa may be restricted based on community rules.
3. Additional Responsibilities
Guests must understand that all properties are in residential buildings/communities. There is no concierge service.
- Use facilities like the spa, pool, or gym only in designated areas and at your own risk.
- Inspect the property upon check-in to ensure everything is complete and working. Report any missing, damaged, or non-functional items to the Operator within 24 hours.
- Always accompany children in all areas (pool, gym, beach, balcony, etc.) and be fully responsible for their safety.
- Guests are responsible for their personal belongings. The Operator is not liable for lost or forgotten items.
4. Noise/Disturbance to Neighbors
- Do not create noise that disturbs neighbors, especially between 10:00 PM and 8:00 AM. Noise is too loud if it can be heard by neighbors with their windows and doors closed.
- Do not enter or use a neighbor’s property, backyard, pool, or personal items.
- Notify the Operator immediately if there are any disputes or complaints from neighbors.
- Avoid anti-social behavior and respect the peace of the community.
5. Gatherings or Functions
- All parties and gatherings are STRICTLY PROHIBITED.
6. Use of Community Facilities
- Use the pool or spa only during hours set by the community management or Operator.
- No glassware is allowed in the pool.
- Take all safety measures, especially for children, when using the pool or spa.
7. Check-In / Check-Out Procedures
- Standard check-in time is 3:00 PM (4:00 PM for villas). Check-out is at 11:00 AM.
- Unauthorized late check-outs will result in a full-night charge.
- Early check-in or check-out is subject to availability and requires prior written approval from the Operator. Unapproved early check-ins will incur a full-night charge.
- The property is rented AS IS. Guests must inspect it upon arrival and report any major damages within 24 hours.
- Guests are responsible for costs of damages not reported on time.
- When leaving the property, lock all windows and doors to maintain security.
- If absent for more than 7 days, notify the Operator and allow regular inspections to prevent issues like water leaks.
8. Barbeque
BBQs are not allowed inside apartments, balconies, or terraces. They are only permitted in designated areas if provided by the Operator or community management.
9. Smoking
- Smoking cigarettes is STRICTLY PROHIBITED indoors at all times.
- Smoking shisha or hookah is not allowed indoors or outdoors for security reasons.
10. No Pet Policy
Only specific units allow pets. Additional pet fees are determined case by case. If approved, a Pet Addendum must be submitted, and the Pet Fee must be paid in full before the stay.
11. Alterations
Guests cannot make any changes to the unit without prior written approval from the owner. This includes hanging anything on the walls, even with double-sided tape.
12. Waste Disposal
- Dispose of garbage and recycling in the allocated bins and areas.
- Do not leave rubbish in public or common areas.
- Follow garbage and recycling collection days and waste disposal rules.
13. Parking
- Guests and visitors must follow parking rules and show consideration for neighbors and other vehicles.
- Park only in designated areas and follow the maximum number of vehicles allowed, as instructed by the Operator.
